The pre-construction stage focuses on planning, approvals, design finalisation, and regulatory compliance. Completing this stage thoroughly is critical to ensuring a smooth build with minimal delays.

Contour Survey & Initial Planning

A contour survey was completed to accurately capture site levels and conditions. This information forms the foundation for compliant and buildable design.
Preliminary building plans were prepared based on this data.

Building Plans Finalised & BASIX Completed

All building plans were finalised, with BASIX energy efficiency requirements fully incorporated.
A dedicated Building Coordinator was appointed to manage approvals, coordination, and communication moving forward. The coordinator is supported by an experienced construction and specialist team.

Sydney Water Approval

Sydney Water approval was secured, satisfying a key external authority requirement and supporting the building approval process.

Structural Engineering

Structural engineering documentation was completed and approved, confirming the design meets safety and structural requirements.

Complying Development Certificate (CDC) Process

  • CDC application lodged
  • CDC approved and issued

This approval confirms the project meets planning and building requirements and is authorised to proceed to construction.

Electrical Planning

Electrical layouts were completed, including Clipsal documentation, allowing informed decisions on power points, lighting, and electrical inclusions.

Design Hub / Colour Selections

Finishes, colours, and design selections were finalised, ensuring clarity and consistency before construction begins.

Finance Approval

Finance approval was confirmed, subject to a Letter of Commencement from the lender, confirming:

site address
approved construction loan amount

Final Management Review

All documentation, approvals, and selections underwent a final internal management review. This quality control step ensures the project is fully prepared to enter construction without outstanding issues.

Current Status

All pre-construction requirements are complete.

The project has passed all planning, compliance, financial, and internal governance checks and is construction ready.

Next Stage: Construction

The project is now transitioning into the construction phase. The Building Coordinator will:

  • confirm final administrative items,
  • coordinate construction scheduling, and
  • provide regular progress updates throughout the build.

Support remains available at every stage to ensure clarity and confidence moving forward.

Survey and excavation

Congratulations your home has entered the construction phase.
The survey of your home has been completed and soil has been turned as you will see from the photos.
Our concreter will shortly be on site and the completion of the slab will take approximately 2 weeks.

 

Slab, external drainage and site works completed

Your house slab has been poured and external drainage completed.

We will be programing the carpenter and bricklayers while we wait for your frames, windows and structural steel to arrive.

Frame erected and windows installed

Your frame and windows are now completed.

Bricks have been ordered and your home has been scheduled for the bricklayer to commence shortly.

Plumbing rough in and brickwork started

Your plumbing rough has been completed and brickwork has commenced.

This is the stage where progress seems slow due to the worked involved in laying many thousands of bricks to a high standard.

Waterproofing completed and Kitchen installed

The waterproofing is completed and kitchen has been installed.

We are now ready to commence the wet area tiling.

Fix out and painting

The fix out (internal doors) and painting have been completed.

 

PC items and finish off

The plumbing and electrical finish off have been completed.
